ON OUR WAY TO SPAIN WITH A SHOPPING LIST FROM OUR BUYERS!

HOME & SITE VISITS, DEVELOPER MEETINGS PLUS AGENT INTERVIEWS.

From Sunday the 6th March our Overseas Team will be in Spain to shortlist and finalise homes for our current list of buyers. A hectic week is already planned before their return late Saturday on the 12th March.

This visit is specific to the Costa Blanca North & South regions. This will take in the area up to Altea and inland to the North and down past the Mar Menor and inland to the South.
TM Real Estate and Patrimi are the latest developer additions to our client base which is very pleasing as we had to pass rigorous checks before being allowed to promote their developments. We are checking out further developments that buyers are asking us to do for them and searching out opportunities based on our buyers wants so far.

Part of the process is to check out and interview certain agents along this stretch to ensure we can offer the best service possible. We already have a good number helping us in our search for buyers but would like just one or two more to be able to offer a complete service.
Our list of requests is quite interesting and varied. All have one eye on having the ability to Holiday Let at some stage if they wish, so a good return is required if possible. Some buyers are looking to achieve 5% during the holiday season but with potential for 8% to 10% over ten months.

Here are some real likes as an example:  Villa-Pool

Four Buyers have asked for-
Low rise smaller developments, two storey, with pools and a short walk to the beach and a local but not too overcrowded centre. A short cab ride to the main shopping and entertainment areas. No more than 35/40 minute drive from an airport. Either a ground floor with a garden or a first floor with terrace and large sun terrace (solarium) above of 25ft to 30ft. Parking.
Budgets range from £90,000 to £125,000 for two double bedroom new homes

Two Buyers asking for-
New house, two storey with three bedrooms. Large solariums and three double bedrooms. Same location and development criteria as above. Ultra-modern finish and quality developer.
Budgets range from £150,000 to £190,000 depending on size.

Two Buyers very focused on small investments-
Two bedrooms, good for golf if possible but no more than 40 minute drive from an airport. Pool and not too large a development but price may sway the decision. Good letting potential. One buyer is looking for a ‘Bolt Hole’ to use as a base for a future larger home purchase when they retire.

One Buyer looking to be closer to friends-
Just below Alicante around 15 minute drive. Good facilities and access to a beach (15 minute walk). Two good bedrooms in case a letting is required and a pool on a development is a must. Parking and a balcony or terrace would be a must for outside dining.
Budget no more than £80,000.
All have asked for low outgoings of no more than £20 to £20 per month. This is not too much of a challenge as the newer developments tend to minimise running cost by using ‘Astro Turf’ for water economy and have to be built to the latest regulations. A lot feature solar water heating and are pre piped for air conditioning too.

We have a number of buyers looking for more individual homes at good prices. Detached with their own pools and quite specific requirements. The must is not to pay an inflated price and to ensure legitimacy of title.

Interestingly our promotion of the Lecrin Valley really has captured the imagination of many. At present we have prospective buyers heading out in September and one meeting us there so far in August. 20 minutes from beaches, 20 minutes from Granada and around 45 minutes to Skiing. Also on the doorstep of the Sierra Nevada. A different part of Spain but one we have earmarked as well as parts of the Costa Tropical east of Malaga.
